2 Sold since the first of the year. One for $199,900 and the other for $395,000 making the average sold price $297,450.

A Day In The Life of Realtor(c) Maria Morton in Kansas City

7-9am: Take dogs out, exercise my right shoulder (torn rotator cuff), follow up emails and phone calls, check leads from 4 different sites, do a load of laundry, consume coffee, shower, dress self, return phone calls. Check listings on websites. Check MLS updates.

9-11am: Get Mom up, help her dress, set up her make up, prepare breakfast, get her quad cane, put her gait belt on, and stand by as she walks into the dining room. Eat breakfast, feed dogs, make sure Mom takes her medicine, let dogs out. Stand by as Mom walks to living room. Fill up her apple juice and water. Set her up on the pedal machine to strengthen her right leg affected by the stroke. Do the dishes. Let dogs in. Check emails and texts. Return phone calls. After 30 minutes pedaling, help Mom off pedals and onto sofa. Put her right arm brace on. 

11-12noon: Run flyers out to listing. Pick up bananas from grocery store. Answer phone calls from potential buyers, title companies, co-op agents. Give Mom a yogurt and a cookie. 

12-12:15pm: Meet with Mom's Physical Therapist. 

12:15-1:30pm: Go to office. Work on contracts in progress. Call present clients. Emails and texts.

1:30pm: *Emergency phone call from Mom. LOL - It's not a real emergency - she can't remember how to work the new Google Fiber TV remote control. ^_^ Run home, put it on the channel 'Ellen' comes on, give Mom a cookie, then run back to office. 

2-5pm: Fix problems with contract scheduled to close on Friday. Call title company, other agent, and client. Call other clients. Pick up and pay for my long sleeved t-shirts for parades this weekend. Eat lunch at desk while watching the recording of a webinar I missed. Order up a Home Warranty. Write and address snail mail; take to front desk to go out tomorrow. Return texts and emails. Go over advertising budget. Talk to potential clients, leads, and suspects calling from a variety of sources. Keep up with flurry of emails and texts. Scan, forward, download, upload, sign, read, and return various documents. Send some documents to Docusign and on to clients. Change verbiage on a listing. Send out email updates to appropriate agents and buyers. 

5-7pm: Go home and give Mom a yogurt. Let dogs out and in; pet briefly. Tell them how good they are. Pick up staple gun and staples from home and Go to the caves to work on St. Patrick's Day float. Pick up ice on the way. Answer 3 phone calls while in parking lot.

7-10pm: Return phone calls. Visit with Mom; remove her arm brace. Pet dogs. Make dinner. Do ROM exercises with Mom. Eat dinner. Feed dogs. Go to grocery store, bank, and gas station. Buy lottery ticket. Give Mom her night time meds and check her blood pressure. Help Mom get ready for bed and tuck her in. Take dogs out. Return emails. 

10-12pm: Wash dishes. Gather supplies we'll need for working on the float tomorrow. Check in on facebook friends; have few private message conversations; read a few articles friends shared. Try to write a blog post but have problems uploading photos so write this post instead. 

Hmm, well, now that I see it written out, it does look like my days are full. Have you ever written down nearly every little thing you do all day?

There are no Pending, Contingent, or BackUp Listings. 

3 homes sold in Morningside Park so far this year. Prices were $283,000; 425,000; 657,500. Average Days On Market (DOM) is 90. 

The first chart shows Median Home Sale Price in Morningside Park by year. Before you get excited about that apparent huge price increase, let's talk about what it really means in this specific neighborhood. 

Morningside Park is right in the heart of Brookside; very popular; great location. There are about 222 homes in the subdivision. Most homes were built in the 19-teens and 20's. They come in a variety of styles and sizes. This is NOT a cookie cutter neighborhood. 

When figuring out home values, we consider location, size, condition, amenities, and  possible Morningside Park by monthfinancing options. We know that Morningside Park is a highly desirable location in Kansas City. When it comes to each home, though, we must consider the size of the home, lot, and garage spaces. Also, is there a shared drive? 

The 2nd chart shows Median Home Sale Price by month. Do you see how varied the prices are? That is not the market jumping erratically up and down; the prices reflect the size, amenities, and condition of each home. 

These homes were solidly built at at time when quality was more important than quantity and speed. Even the smaller homes in Morningside Park display a level of craftsmanship rarely found in modern home builds. Architectural details such as the mouldings, tile work, stone work, leaded glass or stained glass windows, pocket doors, and fireplace mantels add value to a home. 

With that being said, today's buyers also want some modern components in their home. Things that add value are updated plumbing, updated electric, 200 Amp electric, Google Fiber, modern thermostats, tankless water heaters, extra insulation, and other energy saving features. 

What else adds value to an older home? Updated kitchens and baths, closet space, pantry space, main floor bedroom, main level laundry, outdoor entertaining areas, and garage space. Remember, some of these Morningside Park homes were built when not everyone had an automobile. Balancing the home's attractive attributes with the outdated features is something people do when shopping for a home in Brookside.

2014 St. Patrick's Day Brookside Warm Up Parade in Kansas City MO     Last year's winner rides on this year's float! 

The weather was perfect! 

The winner of last year's play house rode on this year's float.  

She won by donating to Harvesters in the Go For the Green food drive. (Her grandmother actually may have been the one to buy the ticket.)

The Brookside ARt FaiR is this WEEKEND!

The rain has stopped and the trees are in bloom! What a gorgeous weekend for the Brookside Art Fair! 

Easter BunnyThe bunny is not part of the Brookside Art Fair - he was out for Easter. My photos of last year's Brookside Art Fair are missing but know that there will be paintings, sculptures, jewelry, one-of-a-kind clothing, stained glass, and other art on display at the Fair this year. I hope the people who make the chain mail clothing are coming back.     

The Art Fair is at 63rd & Wornall Rd.(map) starting tonight, Friday, through Sunday. 

Kid friendly, dog friendly, loads of art to buy, food vendors, and if you need a break, there are 80 shops to visit in Brookside!

Sellers, Lock Your Doors; Buyers, Please Stop Trespassing

This is an issue I try to impress upon buyers. Just because a house is listed for sale, you do not have the right to enter the property whenever you like. It is not okay to walk on the lawn or peek in the windows. If you want to see the inside, call your agent. They will make an appointment for you to see the house. When an agent makes an appointment, they have permission to enter the property for the purpose of showing the home to qualified buyers. They are also responsible for following the specific showing instructions for that home and leaving it secured after the showing.

 

Sellers, Lock Your Doors; Buyers Please Stop Trespassing.  I know I have written about this before, but it bears repeating. 

 

I received a phone call the other day from a Seller who told me that there were people in her back yard.  This particular Seller had 2 small children who had been playing in the yard earlier.  She had a right to be concerned and also had a right to call the police.  The couple left while we were on the phone.

 

Another phone call that came from a male Seller on a Sunday morning went something like this:

 

“Suzie, this may be too much information for you but I don’t sleep with much on.  I got up this morning and walked into my kitchen to make some coffee.  I was standing at the sink putting water in the coffee pot when a man put his face up to the window to try to see inside.  He was as surprised as I was!”

 

 

 

And yet another call came from an agent who was frantically trying to get an appointment for some out of town buyers who called her from the dock of an occupied lake front property.  The owners were inside watching television. 

 

Past buyer clients have said to me, “we don’t need to see that house, we went by one day and the back door was unlocked, so we took a look around.  We wouldn’t have gone in if someone lived there.”  The problem is, you don’t know.  The other problem is, it’s trespassing.  And yet another issue is, even if it is a bank owned home, you don’t know if someone else is in there who shouldn’t be and may be more desperate than you for a place to live!  It’s wrong, it’s dangerous and it’s illegal. Stop it!

 

If you don’t own the property, you have no right to be on the property.  It doesn’t matter that there are signs in the windows, or you don’t want to bother the listing agent or your buyer’s agent. It’s not yours.  We learned that in kindergarten.  We don’t get to stop applying it because we are talking about houses instead of crayons.

 

A word of caution to Sellers – lock your doors, but Buyers, please stop trespassing.

4th of July Celebrations in Kansas City 2014

There are a number of fireworks displays as well as parades and daytime activitie during the day leading up to July 4th. 

Berkley Riverfront Park Kansas Citybig  

RIVERFEST AT BERKLEY RIVERFRONT PARK July 4th from 4pm-11pm @  2301-2499 E Reservoir Drive Kansas City, MO 64106 This is the big one!

Multiple bands perform on 2 stages: Flannigan's Right Hook, Boogie Wonderland, The Zeros, Jorge Arana Trio, Drew6, Akkilles, Vi Tran Band, and Eddie Moore & the Outer Circle. 

There will also be Food Vendors, Beverage Stands w/ Beer, Soda, and water, Bouncie Houses for the kids, craft activities, interactive booths from Healthy River Partners, and the KC Kite Club. It'll be mad fun!

Parking will be at a premium so get there early and walk or ride the free shuttles dropping off at 3rd, 5th, and 7th Streets on Grand. Parking is $10 in the lot - first come first serve until it's full. There are also a limited number of Handicap reserved spaces in the lot and a drop-off at the paved entrance to the park. 

Admission to Riverfest is $5. Cash only at the gate. Admission is FREE from 4 - 5 pm. Children 12 and Under are admitted FREE. 

THE BIG BANG! @  LONGVIEW LAKE - JACKSON COUNTY'S 4th of July Independence Day Celebration - FREE ADMISSION - Longview Lake Shelter #13. Gates Open @ 5:30 pm.  FREE CONCERT @ 6:30 pm featuring Backroad Anthem. FIREWORKS @ 9:30pm.

Fireworks over water (nice!), kid's carnival, military tribute, and sky divers. Food and beverage vendors. No outside coolers etc. 

Longview Lake map is south of I-470 and east of Hwy 71. Take I-470 East to Raytown Road, then head south about 2 miles and follow the signs. 

STAR SPANGLED SPECTACULAR @ CORPORATE WOODS in Overland Park KS. 4 July 2014. Events from 4 pm - 11 pm. Fireworks around 9:30-ish. FREE Admission - FREE Parking.  KCMO Radio 710AM & 103.7FM will broadcast live from Founder's Park - 9711 W 109th Street Overland Park KS 66210  - 8717 W 110th Street Overland Park, KS  - coreographed fireworks!

You can bring your own coolers to this one BUT NOT your own alcohol. This is the Overland Park Rotary Club major fund raiser for the year. They receive monies from sponsors as well as a portion of the money made in the beverage tents - so drink loads of their beer and take a cab home. 

FOOD Vendors include the Blue Moose Bar & Grill, Italian ICE, Jerusalem Cafe, Coldstone Creamery, Kona Ice, Crazy Good Eats, Big Dog BBQ, Funnel Cake, Polar Oasis, Poppin Joe, and Frosty Treats. Other vendors: Thermal King windows, Alenco home remodeling, Lite M Up toys, Ameripure water, Jump 4 Kids, Fulk Chiropractic, Thrift Management, and Master Kim's Tae Kwon Do. LIVE MUSIC: Bureman & O'Rourke, American Legion Band of Kansas City, Lindsey McKee, Atlantic Express, and Hal Wakes.

July 3, 4, 5, and 6 daytime for history buffs, curious children, and adventurers:

INDEPENDENCE DAY @ FORT OSAGE107 Osage Street Sibley, MO 64088 Fort Osage is a National Historic Landmark. About an hour's drive east of Kansas City and two hundred years back in time, Fort Osage offers children and adults the opportunity to experience military and civilian life as it was on a military fort and trading post in 1812. The wild west. Fur trading. Muskets. Wagon trains and steam engines. Pony Express. An 8.2 Earthquake hits New Madrid MO. James Madison is President of the US. Napolean leads the French Army into Moscow, Russia. The Duke of Wellington seizes Burgos Spain. Tecumseh's Native American forces ambush Van Horne's Americans at Brownstone Creek and win. The United States invades Canada -wait, what? Yeah, sorry. But Fort Osage is open from 9am - 4:30 pm Tuesday - Sunday so you could take the kids out for a living history lesson and have some fun! 

MISSOURI TOWN 1855 @ Fleming Park / Lake Jacomo 8010 E. PARK ROAD LEE'S SUMMIT, MO 64064 is another living history settlement located a little bit closer to the KC Metro. Missouri Town depicts a rural farming community from the years 1820 - 1860. Pre-railroad times. Rare livestock. Heirloom gardens. Blacksmith beating on horseshoes. Original buildings. People in period costumes that talk a little different than we do today. Might be fun! Tuesday - Sunday 9am - 4:30pm Adult Admission $5. Children ages 5-13 @ $3. Seniors 62 and over @ $3.

BOOMS AND BlOOMS FESTIVAL @ POWELL GARDENS @ 1609 NW HWY 50 KINGSVILLE, MO 64061 Beautiful botanical park and gardens is a lovely setting in which to hear the Lee's Summit School of Rock from 4:30pm - 6:30pm followed by the Lee's Summit Symphony at 7:30pm. Fireworks begins as the music fades. Adults $12. Seniors $10. Children $5 (ages 5-12). 

2014 JULY 4 CELEBRATION @ LEAWOOD CITY PARK 10601 LEE BOULEVARD LEAWOOD KS FREE GENERAL ADMISSION. Music performance by Flashback. All Access Activity bands for children are $5 for games and rides. Acitivities, music, and vendors 5pm - 9:30pm Fireworks start @ 9:45 pm . The Aquatic Center will be Open from 11 AM until 5 PM. 

PARKVILLE 2014 JULY 4th CELEBRATION from WEDNESDAY 2 JULY --SATURDAY 5 JULY Parkville is ready! The carnival is Wednesday and Thursday 6-10pm $20 unlimited rides. Friday starts @ 7am with a pancake breakfast followed by a parade @ 10am, more carnival, a symphony, the Falcon Sky Diving Team, and then Fireworks. Wow. You better go look for yourself. Finding the Best Valued Homes for Sale on the Internet; Easy vs. Smart

The easiest thing would be for me to just show you the 4 homes for sale in that one neighborhood you asked about. The ones that you found on the internet. You say you could 'make do' with any of the homes there. Why would you want to just make do when you could do better? best house for the best price  

 

You hired me to look after your best interests and give you the benefit of my professional opinion. And, of course, you also told me that you'd like to buy a home of good value. One that will hopefully sell for more than you pay for it today. So, we can certainly look at all the homes you find on the internet, but how about if we also look at some that may offer you more of what you want for a better price to value?

 

The easiest thing is not always the right thing to do. 

When choosing your real estate agent, be sure that they are committed to helping You select the best home for your needs in your preferred price range in a location that is convenient for your life AND that the home values are stable, rising, or expected to rise in that area.

The 6 Most Important Steps A Buyer Takes in Choosing the Right Home

So you're ready to make a life change and move to your next home. There are tens of thousands of homes for sale on hundreds of internet sites. Where to begin? Get a pen and paper and write down your responses in each category.

1.Describe the basics of what the home must have for your life.  How many bedrooms and bathrooms do you need? What kind of space do you need in the common areas? Do you need a guest bedroom? Do you need an office? How much garage space do you need? Is it important for you to have a private drive? Do you need a main floor bedroom? Do you prefer to cook on an electric or gas stove? Do you need a library? Do you need a room with east facing windows for your art studio? Does anyone in your family have special needs we need to consider? Do you need space for mother-in-law or returning college students?     Grandma and grand daughter  

2.Define the possible locations. How close or far do you want to be from work?

Do you want to live in a particular school district? 

Are there friends or family you'd like to live close to? 

3.Look at your lifestyle. Where do you go on your days off? What do you like to do? Do you like to be able to walk to the grocery store? Do you go out to eat often? Do you want a neighborhood bar within walking distance? Would you like to be near music venues? Do you want to be closer to Nieman Marcus or Target? Do you want to be on a bus route? Would you like a community swimming pool close by, one in your own back yard, or nothing to do with a swimming pool? How about tennis courts or a bike trail? Do you like to garden? Would you prefer a small yard that can be mowed in 10 minutes or as big of a yard as you can get?

4.Consider the ambiance of the neighborhoods you're considering. Do you want to be in a vibrant, lively neighborhood where people are always walking around and visitng or one that is quieter? Would you enjoy living in a historic house or neighborhood? Do you prefer new construction? Do you prefer a more urban, suburban, or country environment? Do you want your own stables or would you rather board your horses nearby? Do you or would you like to belong to a Country Club? Would you like a lake community? Would you like to live on a golf course? Do you know that more than half of the people who prefer living in golf course communities do not golf? They just like the landscaping around the golf course and the community of people who live on golf courses. (Some of them just like to ride around in the golf carts.)

5.What would you like your home to have but would not be absolutely essential in your selection? This can be anything. Some people will only live in a Tudor style house while others would absolutely never live in a Tudor. You may need a fenced in yard but that can be added to most any house so one with a fence would be preferable but not essential. Is a fireplace an absolute 'must have' or something that would be nice but not necessary? 

6.Determine your preferred price range. Figure out how much you are willing and able to spend - all at once if paying cash - or on a monthly basis if using a mortgage to finance part of the purchase price. Make sure it is an amount with which you feel comfortable. This should really be your first step as you will not want to start out looking at pictures of million dollar homes on the internet and then try to satisfy your aspirations on a $400,000 budget. 

Take some time to think about how you use your home in your daily life. When you sit down for your initial consultation with your real estate agent, tell them everything you can about what you want and need. Taking the time to do this at the beginning will save countless hours of frustration later. 

Notice that the photo is of people, not a house. Why? Because your home is where you live a big part of your life. It's about the people in your life and the time you share together. Your home is like a stage set in the play that is your life; it's important but the people are more important.

Saving Money on Commission in Real Estate Transactions: True Cost

One of the tenets of the National Association of Realtors© (NAR) is to advocate for the right of the individual to own, use, and transfer real property. For more than 100 years, the NAR has worked to protect property owner's rights as well as supporting or opposing any legislature that would have an effect on property rights or home owners. [i.e. property taxes and the expanded clean water act.]

I remember when the insurance corporations campaigned to get more control over health care delivery. It took them decades but in 1983 they finally got Congress to support DRG's (Diagnosis Related Groups). That was their toehold and every year after they took more and more control away from medical doctors, other health care professionals, and hospitals. Today, our health care delivery system is in shambles.

Now I'm watching as bankers, financial corporations, and others try to wrest control of real estate transactions from real estate brokers and agents. If you are not alarmed, you are not paying attention. National Association of Realtors

I'm sure you receive the same emails I get when a bill is up for vote in Congress. You know the ones, Urgent: Take Action Now! from RPAC or your state and local Realtor© associations. I always take time to make the phone call, sign the petition, and/or send the email or letter to my Congressman voicing my support or displeasure with the bill under discussion. 

Recently, I've noticed a number of companies offering their services to the general public that concerns me. On the surface, it may seem like a good idea to a homeowner to save money on commission by using these flat fee, limited service, or discount brokers. 

It's certainly mildly concerning that a homeowner would choose limited service/representation in the transaction of an asset worth several years of their income but more alarming than that is the possibility that this trend continues. The voice of 1 million Realtors© can make an impact with Congress. What will happen to that voice if more and more people leave the field? 

Already, there are about 800,000 real estate agents and brokers who choose not to belong to the NAR and adhere to our Code of Ethics. We all know agents who left the business during the last few years with the recession, banking debacles, and increasing challenges of making a living as a Realtor©. If our voice becomes weaker, who will stand up and fight for homeowner's rights? 

The Department of Justice, on this site, seems to be advocating for these reduced service business models. This concerns me on two levels. One, that the DOJ sees fit to steer the public in this manner. And two, that the DOJ does not offer any guidance on how the consumer might choose one of these discount, flat-fee, or limited service brokerages. It seems irresponsible to encourage a homeowner to choose a broker based only on cost. 

There is a house listed in our MLS now by a flat-fee broker in Florida. I am not familiar with this company but I worked on a transaction with a limited service broker out of California that was a nightmare. They did not return phone calls. They did not know local law and procedure. They did not return documents according to the timeline defined within the real estate contract. They did not inform their client about the Inspection Period procedure, deadlines, or resolution. My workload was twice what it is in a normal transaction with a competent agent on the other side. My client was able to get very good terms for the house they bought but still, it was a nightmare and I felt bad that the seller did not have good representation. 

The long term effects of consumers migrating away from agent representation to flat fee, limited service, and discount brokerages may not be in the homeowner's best interest. It may seem to save them money on commission but in the end could cost them much more than the perceived savings. And not just on the sale of their property. 

We, the members of Kansas City Regional Association of Realtors, keep our Heartland MLS up and running with accurate data entered 24/7 as changes occur. Zillow, Trulia, Realtor.com, and all the others pull from our data. We revise our customizable, standardized contracts annually, with occassional amendments mid-year, to reflect changes in real estate law and local procedures.  We pay dues to KCRAR, Heartland MLS, the State Board, and NAR. This money keeps all the tools going. Our monetary contributions to RPAC and our state and local political action groups assure we have a voice when bills threaten homeowner rights. 

If enough people sell on the cheap, systems could be developed to shoot them through an assembly line from listing to closing. I'm sure the banks would love to get in on that! All of the niceties could be cut out. Sellers could watch instructional videos instead of having their own personal agent to help them evaluate comps. I suppose companies will come up with all kinds of self-help programs to sell to the homeowner. The fees are low now but I'll bet they rise as more people use them. Eventually, the homeowner could end up paying what we charge now in commission but with far less service and no one who really cares about standing up for homeowners' rights.

Inventory is decreasing. Prices are rising. Length of time on the market is decreasing. In most areas, the months supply of homes for sale is less than 6 months indicating a seller's market.

The American Public is giving every indication that they want to see homes, sell homes, and buy homes on the internet - without involving those professional Realtors©. Recent events in my professional work life as well as Pamela Seley with her post Where's The Buy Button? , inspired this post.

Buy Sell Show me now

Press the red button and Voila! - anyone can buy that house now!  Just fill in the online form and you're done! Ha! 

 

Just press the blue button and Voila! - a real estate genie appears in front of the home to open the door at your whim! 

 

Press the green button, fill in the form, and Voila! - the corporation that owns that website will conveniently remove their commission, fees, and charges before transferring the remaining balance to your account.

 

Is there any reason this cannot or should not be done? Never mind that Ralph Nader, along with hundreds of thousands of citizens, fought and marched and petitioned Congress for years before winning  rights of representation for people when purchasing real estate. Never mind that sellers really want only qualified buyers coming to view their homes at all hours. 

Let's just move along and pretend that Consumer Rights Advocacy never happened for real estate transactions. Let's just pretend that this seems convenient and will make everyone happy. Heck, we know the banks will love it, right? Zillow and Trulia will make loads of money. What could possibly go wrong?

Remember when we let the greedy buggers maneuver control of our health care away from doctors and give it to the insurance corporations? Heck, that turned out just hunky-dory, didn't it?

Complete Remodel or Needs Updating: Which is a Better Deal?

Home buyers in Kansas City are often faced with this choice.
Shall we buy a home that's already updated and remodeled or look for a home that needs some updating? foyer  
 
The first consideration is how much money the buyers can afford to put into a home on top of the purchase price. New HVAC systems may run from $2,500 up to 20,000+ depending upon the size of the home and the age of the air conditioner and furnace and whether the house has existing duct work. Windows may be another $10,000 or more depending on what type of windows and how many you need. Kitchens and bathrooms are the rooms most often remodeled. It is a good idea to price out various finishes and appliances as you plan the remodel. Removing walls to open up the space between the kitchen and dining, living, or hearth room(s) will require a consultation with a structural engineer. In most cases, the funds for remodeling will need to come out of the buyer's pocket; they cannot be rolled into most mortgages. 
 
Next, they need to think about how much time they have to either do the work themselves or hire part of it done. Even if they hire contractors to do the work, someone will need to check on the work being done at least daily. Someone will need to pick out colors and materials and coordinate deliveries and installations. 
 
The final consideration is can you live in the house while the work is being done? If it's just painting and new kitchen appliances, it won't be too inconvenient for too long. If walls are being moved, the electricity needs to be turned off for hours at a time, or plumbing is being rerouted, there may be days that are noisy, dusty, and a need to use the bathroom at the corner gas station. 
 
The convenience of having the work all done before they move in is nice for those who don't have the time or experience to deal with remodeling and updating. The price of the home will be more than that of a home needing some work. If you are experienced with remodeling and tolerant of the messy inconvenience, there are some great deals out there.

How Much Does a Home in Brookside Cost?

This is a question heard from buyers quite frequently. They'd like to live in Brookside but are not sure if their budget can accomodate the home they want.  This graph may help buyers get a better understanding of what is available in the area:

These are the numbers of Brookside homes sold between January 1 and today (20 September 2014) by price range.         . price range percentage sold As you can see, homes priced in the $200-400,000 range (purple and orange on the chart) take up the largest share followed by the $400-650,000 price range (dark red on the chart). Homes priced over $650,000 fall into the luxury category in the Kansas City area. In Brookside, most homes in that price range are going to be closer to Loose Park, Ward Parkway, or Morningside.

Homes priced under $200,000 in the Brookside area are few; under $160,000 is rare. Buyers planning on spending less than $175,000 will probably also be looking in or near the Waldo area to get the house they want at a price that fits their budget. 

If someone really wants the Brookside address, they may be willing to accept less space, a shared driveway, shared garage, no garage, or a home that needs some TLC. If the home is in the lower price ranges, they will want to move fast as the house will sell quickly (maybe in a day) and there is a good chance there will be multiple buyers vying for the same property. 

Homes sold in Brookside 1 Jan - 20 Sept 2014     Brookside is defined as the area south of 55th Street, west of Oak Street, north of Gregory Blvd, and east of State Line. Please refer to the map on your left. 

Today, there are 101 homes for sale in Brookside. Priced between $168,000 and $4,450,000. The average home price for Active listings is $622,542. 

There are 23 Pending sales priced between $154,500 and $1,495,000 with the average being $460,904.

There are 23 homes under BackUp status priced between $169,950 and 949,000 with the average being $423,359. 

The chart below shows the Average Sale Price of Brookside homes over the last 10 years including all those priced between $150,000 and 650,000. [We removed the lowest priced homes as there have been a few that were distressed in some manner which would skew the results. We also removed the highest priced homes as the luxury home market suffered a few years during the recession and that would also skew the results for the majority of homes in Brookside.]
