Buy, Sell, and Show Me Buttons for Real Estate Sites

The American Public is giving every indication that they want to see homes, sell homes, and buy homes on the internet - without involving those professional Realtors©. Recent events in my professional work life as well as Pamela Seley with her post Where's The Buy Button? , inspired this post. Press the red button and Voila! - anyone can buy that house now!  Just fill in the online form and you're done! Ha! Just press the blue button and Voila! - a real estate genie appears in front of the home to open the door at your whim! Press the green button, fill in the form, and Voila! - the corporation that owns that website will conveniently remove their commission, fees, and charges before transferring the remaining balance to your account. Is there any reason this cannot or should not be done? Never mind that Ralph Nader, along with hundreds of thousands of citizens, fought and marched and petitioned Congress for years before winning  rights of representation for people when purchasing real estate. Never mind that sellers really want only qualified buyers coming to view their homes at all hours. Let's just move along and pretend that Consumer Rights Advocacy never happened for real estate transactions. Let's just pretend that this seems convenient and will make everyone happy. Heck, we know the banks will love it, right? Zillow and Trulia will make loads of money. What could possibly go wrong? Remember when we let the greedy buggers maneuver control of our health care away from doctors and give it to the insurance corporations? Complete Remodel or Needs Updating: Which is a Better Deal?

Home buyers in Kansas City are often faced with this choice. Shall we buy a home that's already updated and remodeled or look for a home that needs some updating?  The first consideration is how much money the buyers can afford to put into a home on top of the purchase price. New HVAC systems may run from $2,500 up to 20,000+ depending upon the size of the home and the age of the air conditioner and furnace and whether the house has existing duct work. Windows may be another $10,000 or more depending on what type of windows and how many you need. Kitchens and bathrooms are the rooms most often remodeled. It is a good idea to price out various finishes and appliances as you plan the remodel. Removing walls to open up the space between the kitchen and dining, living, or hearth room(s) will require a consultation with a structural engineer. In most cases, the funds for remodeling will need to come out of the buyer's pocket; they cannot be rolled into most mortgages. Next, they need to think about how much time they have to either do the work themselves or hire part of it done. Even if they hire contractors to do the work, someone will need to check on the work being done at least daily. Someone will need to pick out colors and materials and coordinate deliveries and installations. The final consideration is can you live in the house while the work is being done? If it's just painting and new kitchen appliances, it won't be too inconvenient for too long. If walls are being moved, the electricity needs to be turned off for hours at a time, or plumbing is being rerouted, there may be days that are noisy, dusty, and a need to use the bathroom at the corner gas station. The convenience of having the work all done before they move in is nice for those who don't have the time or experience to deal with remodeling and updating. The price of the home will be more than that of a home needing some work. How Much Does a Home in Brookside Cost?

This is a question heard from buyers quite frequently. They'd like to live in Brookside but are not sure if their budget can accomodate the home they want.  This graph may help buyers get a better understanding of what is available in the area: These are the numbers of Brookside homes sold between January 1 and today (20 September 2014) by price range.         .  As you can see, homes priced in the $200-400,000 range (purple and orange on the chart) take up the largest share followed by the $400-650,000 price range (dark red on the chart). Homes priced over $650,000 fall into the luxury category in the Kansas City area. In Brookside, most homes in that price range are going to be closer to Loose Park, Ward Parkway, or Morningside. Homes priced under $200,000 in the Brookside area are few; under $160,000 is rare. Buyers planning on spending less than $175,000 will probably also be looking in or near the Waldo area to get the house they want at a price that fits their budget. If someone really wants the Brookside address, they may be willing to accept less space, a shared driveway, shared garage, no garage, or a home that needs some TLC. If the home is in the lower price ranges, they will want to move fast as the house will sell quickly (maybe in a day) and there is a good chance there will be multiple buyers vying for the same property.      Brookside is defined as the area south of 55th Street, west of Oak Street, north of Gregory Blvd, and east of State Line. Please refer to the map on your left. Today, there are 101 homes for sale in Brookside. Priced between $168,000 and $4,450,000. The average home price for Active listings is $622,542. There are 23 Pending sales priced between $154,500 and $1,495,000 with the average being $460,904. There are 23 homes under BackUp status priced between $169,950 and 949,000 with the average being $423,359. The chart below shows the Average Sale Price of Brookside homes over the last 10 years including all those priced between $150,000 and 650,000. [We removed the lowest priced homes as there have been a few that were distressed in some manner which would skew the results. Every single point is dead on. #5 may be a little low for the Kansas City real estate market. #6 works better in Brookside, Sunset Hill, and Prairie Village than it does in the outlying suburbs of KC. #1 is not always teenagers. The example of the ex stealing the signs and flyers is not as uncommon as you might imagine. Over the last ten years I've heard the same complaints repeatedly. Over and over again I try and explain to my friends, family, customers and clients why we agents do the things we do. I can't say my opinions are the voice of all 1 million agents across the industry, but I suspect many of them have similar thoughts on my responses. In no particular order... 1. Why are there never flyers in the flyer box?! There were. It's not uncommon for teenagers to grab all of the flyers and toss them in the gutter. Sometimes it's an angry neighbor. One of my sellers caught her ex-husband (on camera) stealing both my sign and my flyers. Some potential buyers will grab 3 at a time. The fact is, I don't drive by my listings every other day to fill boxes. I ask all my sellers to "let me know" when they are out of flyers and believe it or not, some of them don't. 2. Why can't the Realtor come meet me at the house when I call? Unlike first responders, Realtors do not have lights and sirens on their personal vehicles. On top of that, we have many other customers, clients, duties, responsibilities to tend to. And there are times that we need and want to spend time with our families. We usually need and prefer notice. We prefer to set "appointments" and get to know you - to a point. We expect buyers to jump through at least a few hoops before we invest our our most valuable commodity in you - our time. 3. Realtors never answer their phone! Not true. I practically sleep with mine. Last night I woke up and found it was stuck to my back. I look at my phone every 3-4 minutes, which is terrible. I'm a cell-phone junky. The ONLY time I do not answer my phone is when I'm in a closing, in a conversation with a client, or in the hospital. Even with that cell phone dedication I've been known to miss a call or two. I can't possibly answer every call and respond to it with lightning speed, although I try. 4. The Agent got paid a lot to do hardly anything, I found the house! It doesn't matter that you found the house. It's like suggesting a full rebate on your home owners insurance because you didn't file a claim. I get paid for what I know, what I may need to explain, help with and assist with. There's a plethora of things we agents do besides unlock doors, run comps and put signs in yards. Keep in mind we don't always tell you the negative and challenging things that go on in the background. There's a lot of details we shield our clients from because that's OUR job, not yours. We are the sole reason the MLS is a functioning entity. Without it, your home would be hosted on random 3rd party sites that are more about selling web traffic to Realtors then they are selling your house. 5.  The agent who listed my home hasn't sold it. If I had to guess a percentage, I'd suggest that 85% of the time your listing agent will not find you the buyer for your home. A good listing agent will promote, market and push your property to both the public AND the real estate community. Remember, over 87% of Texas buyers use Realtors, that means our mojo must work for agents - and it better be good! The way our property is promoted, written and photographed matters. As a buyer's agent I won't send my buyer a listing if the "demands" on the mls are not in my clients best interest. Local agents like working with local agents who get it. If 87% of all buyers use agents then it stands to reason that you're better off listing your home with a friendly agent who is approachable, knowledgeable and readily available to the community! Are there Realtors who avoid other Realtors listings on purpose? Yes. Is it ethical and permitted? No. 6. My agent won't do Open Houses or list my home on that "other" website. Believe it or not, not all Open Houses are worth the time, effort or energy. What you see on television is nothing like the real world of real estate. New reality show?  Most homes in a sellers market do not need an open house. In fact, the number one reason an Open House is done (usually) is to benefit the agent holding it. Some agents hold open houses just to shut the seller up. It's a way of saying.. "here, here's your open house, now shut up." There are some markets, some situations and some listings that definitely need and benefit from an open house. Some agents are magnificent when it comes to drawing in the public, but the house has to warrant the concept, especially if it's intention is to benefit the seller. Your run of the mill home in a sellers market may bring you more problems than offers. Each time an open house is performed you take a risk. Theft, accidents, someone drinking too much wine, an insurance claim, a clogged toilet. The list goes on and on. Most Open Houses are hosted by just one person. What happens when 5 families walk in together? Your imagination can probably answer that one. Who's that weirdo who just walked out of the woods and into my house with a backpack? If your agent tells you that an Open House is not best for your situation then there's probably good reason for it. What's practical and what's on HGTV are 2 different things.  Those other websites are there to make money off of Realtors, not necessarily sell your home. Believe it or not, your listing is automatically syndicated and uploaded to hundreds of websites around the Internet - without the agent clicking on a single button. Your home very likely does not need to be featured on Zillow or Realtor.com in order to sell. In fact, I've never used either of those entities to "feature" one of my listings. It's like me telling you to use Polo paint on the inside of your home versus another brand. Most of those other sites are flashing parlor tricks. Keep it simple, keep it priced right and keep it marketed with common sense. The Average Sale Price for a home in all of Heartland Multiple Listing Service (HMLS) Area in June 2015 was $212,798. The Kansas City MLS covers more than 5,000 square miles in 19 counties and 2 states so let's break that down into more meaningful numbers. JACKSON COUNTY, MO  Population 683,191The Average Sale Price for a home in Jackson County, on the Missouri side, was $171,963.Sales Price is UP 15.5% from June 2014.Inventory (the number of homes available for sale) is DOWN 20%.  We have about a 4 month inventory of homes for sale now. Less than 6 months supply is indicative of a Seller's market. JOHNSON COUNTY, KS  Population 574,272The Average Sale Price for a home in Johnson County, on the Kansas side, was $293,598.Sales Price is UP 5% from June 2014.Inventory is DOWN 20%.   We have about a 2 - 3 month inventory of homes for sale in Johnson County now. What Name Do You Want on Title to Your New Home?

Buying a home is a series of choices and decisions. At the very beginning of the process, home buyers may not yet know some of their preferences. First time home buyers, especially, may be learning about architectural styles and floor plans. People who are relocating from outside the area will need to discover the neighborhoods near their new workplace and schools. Choices about the home and its location are not the only ones that home buyers need to be aware of though. One item that is on every single document in a home purchase is your name. If you want your legal name on the title to the home, it's best to use that spelling on every document from the Initial Offer to the Resolution of Unacceptable Conditions. Suppose your name is James Sirius Potter. You may go by 'Jim', 'Jimmy', 'James' or maybe even 'Sirius'. You may sign your name J.S.Potter, James S. Potter, or just James Potter. If all of the documents we use througout a transaction  identify 'Jim Potter' as the buyer and you decide you want to take possession in the name of 'James Sirius Potter', we will need an amendment signed by all parties indicating that change.Now, anyone can have a name changed on title after the transaction is complete but if you know what name you want to appear on title, it is best and easiest to accomplish that from the very beginning. My Mom, Susan Morton, died at home this past Sunday.  Visitation will be 5-7 PM Friday at Muehlebach Funeral Chapel - 6800 Troost Ave. Kansas City, MO 64131 * Rosary at 6 pm,Funeral Mass is 10 AM Saturday at St. Peter's Catholic Church - 6415 Holmes Road, Kansas City, MO 64131. Full obituary can be read here. The last few years have been a challenge for Susan. Are you sure you want ME to Show You This House? I'm Not Your Agent!

This is a hard concept for many people to understand and Debe Maxwell explains it clearly here. Debe focuses on the concepts of agency and fiduciary duties here but there are additional reasons to work only with your own agent. One of the most important is that when you tour homes with your agent, they are learning what your likes and dislikes are. It's not just what you verbally identify as your tastes - it's also your body language and tone of voice. If you tour multiple homes with multiple agents, you are making it more difficult on yourself because your professional representative is not able to see all of your reactions to each home. Are you sure you want ME to Show You This House? I'm Not Your Agent! At least a half-dozen times a day, we get calls to schedule a viewing of one of "my" listings. MOST of the time, the listings are are not even my listings!  So, the homes that you, as a Charlotte home buyer, are seeing online, are presented by listing agents all across the city. The calls go something like this: BUYER:  I’d like to see the house at 2010 Johnny Street today or tomorrow.  Do you have time to show it to me? Me:  I’d be happy to show you that home and any others that fit your needs but, first, let’s talk about where you are in your home search process.  Have you already spoken with a lender and begun the pre-approval process? BUYER:  Oh, yes!  We’re pre-approved! Me:  That’s great!  Now, who is your real estate agent? BUYER:  Oh, I’m just calling to see this one house. I just want YOU to show me the home. My agent is very busy and I just want to look at the house - if I like it, she'll write up an Offer for me! Me:   Do you know how real estate agents work in North Carolina?  Let's chat a minute about agency, which I'm sure your agent has reviewed with you.  You do know that even though I'm not the listing agent, nor YOUR agent, I am working as the sellers' subagent? We also have many callers who are looking exclusively for the listing agent.  That is an entirely different blog post! AGENTS:Doesn't every single one of your clients think they’re your ONLY client? Do you explain agency to your buyers - in that if I do show YOUR buyer the home, I have the right to procuring cause? Do you explain to your clients that YOU will handle making appointments for them, that your fiduciary duty is to them? Remember:  ANY agent other than you, who shows YOUR buyer property, is representing the SELLER, not your buyer. BUYERS:Your real estate agent is being paid to completely represent YOU. Your agent should be the one making these calls - not YOU. Because I am a sub-agent to the Seller (as I am not representing you), anything you tell me can and will be shared with the seller. This applies to every single agent that you are phoning to “let you in” (show you) properties without YOUR agent. We have a form that I have buyers sign when I’m showing them a single property - I WILL be paid should a buyer decide to buy that particular property or any property that I may later show a buyer.  So, if you like your agent, you certainly don’t want to be phoning other agents to show you properties - your agent will not be paid! Have YOUR agent make these appointments for you! That’s what we do - this is our JOB, this is what we are paid to do - for YOUR protection. A seller sub-agent is NOT representing ANY of your best interests.  They are merely opening a door and gathering information that is to be shared with the sellers.
